Privacy Policy for Personal Information
of Rental Applicants and Residents
We are dedicated to protecting the privacy of your personal information, including your Social Security or other governmental identification numbers. We have adopted a privacy policy to help ensure that your information is kept secure. We follow all federal and state laws regarding the protection of your personal information.
How information is collected. You will be furnishing some of your personal information (such as your Social Security or other governmental identification numbers) at the time you apply to rent from us. This information will be on the rental application form or other document that you provide to us or to an apartment locator service, either on paper or electronically.
How and when information is used. We may use this information in the process of verifying statements made on your rental application, such as your rental, credit and employment history. We may use the information when reviewing any lease renewal. We may also use it to assist us in obtaining payment from you for any money you may owe us in the future.
How the information is protected and who has access. In our company, only authorized persons have access to your Social Security or other governmental identification number. We keep all documents containing this information in a secure area, accessible only by authorized persons. We limit access to electronic versions of the information to authorized persons only.
How the information is disposed of. After we no longer need your Social Security or other governmental identification numbers, we will store or destroy the information in a manner that ensures that no unauthorized person will have access to it. Our disposal method may include physical destruction or obliteration of paper documents or electronic files containing such information.
Locator services. If you found us through a locator service, please be aware that locator services are independent contractors and are not our employees?even though they may initially process rental applications and fill out lease forms. You should require any locator services you use to furnish you their privacy policies, as well.

ALL APPLICANTS WILL BE APPROVED ON THE FOLLOWING CRITERIA
LIGHTHOUSE PROPERTY MANAGEMENT, INC. AND AUSTIN COMMONS, FOLLOWS TITLE VIII OF THE CIVIL RIGHTS ACT OF 1968 AS AMENDED BY THE FAIR HOUSING AMENDMENTS ACT OF 1988, PROHIBITING DISCRIMINATION IN HOUSING BASED ON RACE, COLOR, RELIGION, SEX, NATIONAL ORIGIN, HANDICAP, OR FAMILIAL STATUS. ADDITIONAL PROTECTED CLASSES, FOR THE CITY OF AUSTIN, ARE SEXUAL ORIENTATION, GENDER IDENTITY, AGE, MARITAL STATUS, STUDENT STATUS AND CREED. THE FOLLOWING QUALIFICATION STANDARDS WILL BE REQUIRED FROM EVERY PROSPECTIVE RESIDENT:
1. APPLICATION: A rental application must be processed on all prospective residents 18 years of age or older (or for head and/or co-head of household that is a legally emancipated minor). A non-refundable application fee of $35 for 1st applicant, $20 for additional and $50 for couples (cash or money order) must be paid for each applicant.
2. INCOME: Gross income, per apartment, must be two times the amount of the rent. Applicant must disclose income, in writing, on the rental application. Applicant must sign an authorization to allow us to verify income from the employer. A copy of the applicant?s last pay stub is also required. If not verifiable by employer, we require copies of the past six months of bank statements or certification from bank that the account maintains a minimum average monthly balance of two times the rental amount. Proof of student loan or financial aid will also be an acceptable alternative.
3. EMPLOYMENT: A prospect must have verifiable current employment and 6 months employment history or a verifiable source of income. School will be accepted as an alternative to employment history provided it can be verified.
3. CREDIT: All applicants must provide a valid social security number. Applicants who are not permitted to have a social security number will have to supply satisfactory alternative identification. For example, a valid foreign passport or I-10 form. Applicants that have negative credit information in excess of 50% of current accounts do not meet credit requirements. A ?current account? is an account that is currently open or a closed account that has had no activity within the past two years.
4. RESIDENCY/RENTAL HISTORY: Two years verifiable residency on current/previous addresses with at least six (6) months rental or home ownership history. There cannot be any broken leases or unpaid rental balances in the last year. If rental history is from a private owner, a copy of the rental agreement and the six most recent rent receipts payable to owner must be supplied.
5. AN APPLICANT WILL AUTOMATICALLY BE DENIED FOR THE FOLLOWING REASONS:
a) Having unresolved debts to a current/previous landlord/mortgagor and/or non-compliance with any terms of the lease/
contract and/or community policies.
b) Having been evicted or currently in the process of being evicted by a landlord for cause.
c) Having a foreclosure in the past 12 months.
d) Bankruptcy has been filed, or is currently under consideration, and no final order of discharge has been entered.
e) Any information on the rental application that is not true.
f) Having been convicted of manufacturing or distributing a controlled substance.
NOTE: If applicant or any other intended occupant has any type of criminal background, the applicant and all other intended occupants may be denied.
6. AGE: Applicants must be at least 18 years of age, or give proof of being a legally emancipated minor(s).
7. OCCUPANCY: Maximum number of occupants per apartment:
Studio: 2 occupants; 1 bedroom unit: 3 occupants; 2 bedroom unit: 5 occupants; 3 bedroom unit: 7 occupants
If for any reason, the number of occupants exceeds the maximum number for that floor plan, residents will have a maximum of 60 days to transfer to the appropriate floor plan to comply with federal occupancy limits.
8. SECURITY DEPOSIT/HOLD FEE: A security deposit or holding fee may be required, depending on the current move-in special, before moving in. At the time of move-in the holding fee will become part of the rent. If the application is not approved a check for the amount of the deposit will be mailed to applicant within 30 days.
9. PET DEPOSIT/PET POLICY: No pets are permitted and no visiting pets are allowed, unless the required pet deposit and pet rent have been paid in full prior to move-in or obtaining a pet.
10. RENT: All rent, deposits and fees must be paid in full by money order or cashier?s check.
11. All applicants must meet Items 5-10. If a prospective resident meets less than two of the criteria listed in items 1-4, the following options may be available:
a) A guarantor may be used. The guarantor must complete an application, pay the application fee, and meet all the criteria. However, the guarantor?s income must be four times the amount of the rent. The guarantor must sign all of the required paper work.
b) If the prospective resident does not have a guarantor, the first full month?s rent and double security deposit must be paid in advance with a cashier?s check or money order.
12. Housing built before 1978 may contain lead-based paint. Lead from paint, paint chips and dust can pose health hazards if not taken care of properly. Lead exposure is especially harmful to young children and pregnant women. Before renting pre-1978 housing, landlords must disclose the presence of known lead based paint hazards. New residents must also receive a federally approved pamphlet on lead poisoning prevention.
